Insulation slows heat moving through a surface. Air sealing stops heated air escaping through gaps. These are different problems, and blowing more insulation over an unsealed attic floor is a common way to spend a few thousand dollars and be disappointed.
Air moves through the holes. Warm air rises, exits through gaps around wiring, plumbing stacks, recessed lights, the attic hatch, and the top plates of interior walls, and cold air is pulled in low to replace it. Insulation laid over those holes does not stop the airflow. It just hides it.
Do the Sealing First
The order is not negotiable. Seal, then insulate.
The targets in a typical attic are:
- Plumbing vent stacks and wiring penetrations through the ceiling plane
- The chimney or flue chase, which needs high temperature sealing and metal flashing rather than foam, because clearance requirements apply
- Recessed can lights, which are frequently the largest single leak. Older fixtures are not rated for insulation contact, so they need either an airtight cover or replacement with a sealed unit.
- Top plates of interior walls, meaning the gap where the wall framing meets the attic
- The attic hatch or pull down stair, usually uninsulated and unweatherstripped, and one of the biggest holes in the ceiling
- Duct boots where ducts penetrate the ceiling
- Bath fan housings
- Dropped soffits over cabinets and open wall cavities, which act as chimneys
Professional air sealing on a typical single family home commonly runs in the $350 to $1,200 range, driven mostly by how many penetrations there are and how difficult the attic is to work in rather than by square footage. Materials for a determined homeowner run much less, often under $300, though working in an attic is hot, dusty, and requires care around wiring and around not stepping through the ceiling.
Then Insulation
Once sealed, adding insulation is straightforward. For a roughly 1,000 square foot attic, blown cellulose or fiberglass commonly runs in the $900 to $3,000 range installed, with spray foam considerably higher.
Recommended R values vary by climate zone, and the Department of Energy publishes zone maps. Many older houses have far less than current recommendations, and going from a thin original layer to a current target is where the meaningful savings sit. Adding depth to an attic already at a reasonable level produces diminishing returns.
A few practical points:
- You can usually add over existing insulation rather than removing it, unless it is wet, contaminated, or contains material requiring specialized handling.
- Do not block soffit vents. Baffles keep the ventilation path open. Blocked soffit ventilation contributes directly to ice dams, discussed in ice dams and what actually stops them.
- Removal is a separate cost, generally quoted per square foot, and is only needed in specific circumstances.
What It Saves
ENERGY STAR has reported that homeowners save an average of around fifteen percent on heating and cooling costs by air sealing and adding insulation in attics, floors over crawl spaces, and basements. The Department of Energy cites a comparable range for attic work specifically.
Your result depends on where you start, your climate, and your fuel prices, so treat those as central tendencies rather than a projection for your house. The general pattern holds though. Air sealing is usually the shortest payback item available in a house, often measured in a few years, and DIY air sealing materials can pay for themselves in a single heating season.
Comfort, Not Just Bills
The reason to do this work is often not the utility bill. It is the room over the garage that never gets warm, the second floor that runs five degrees off the first, and the draft along the baseboard that no amount of thermostat adjustment fixes.
Those are envelope problems, and they do not get solved by buying larger heating equipment. Sealing and insulating first can let you buy a smaller, less expensive system that performs better.
An Energy Audit Is Usually Worth It
A professional energy audit with a blower door test measures actual air leakage and finds the leaks with either infrared imaging or smoke. It gives you a prioritized list rather than a guess, and it gives you a before number to compare against.
Many utilities subsidize or fully cover audits. Ask yours. The cost when unsubsidized is generally a few hundred dollars, which is small relative to the work it directs.
Incentives
The federal Energy Efficient Home Improvement Credit that previously covered insulation and air sealing was terminated for property placed in service after the end of 2025. Plenty of web pages still describe it as running through 2032. Those pages are out of date, and we covered the change in federal home energy tax credits ended.
State and utility programs are a different matter and many continue. Check the DSIRE database and your own utility, and confirm any figure with the program administrator or a tax professional rather than with a contractor.
Hiring
Insulation contractors and general remodelers both do this work, and so do some HVAC companies. Ask for the air sealing scope as its own line item with the insulation, because a quote that bundles them makes comparison impossible and lets a contractor skip the sealing.
Ask what R value you are getting, in what material, to what depth, whether baffles and hatch treatment are included, and whether they will provide a before and after blower door number. Verify credentials using verifying a contractor's license, insurance, and references, and get three quotes.
